What is a check-out?

A check-out is the final inspection at the end of a tenancy. It compares the property's current condition to the inventory or check-in report, noting any changes to cleanliness, decor, damage or missing items. It helps distinguish between fair wear and tear and tenant liability - offering peace of mind and clear next steps for all parties.

What's included in the check-out:

  • Key collection and return (where required).

  • Full property inspection.

  • Side-by-side comparison with the original inventory/check-in.

  • Time-stamped, high-resolution photographs of each room, item and any issues.

  • Notes on condition, cleanliness and changes.

  • Clear summary of changes and suggested actions.

  • PDF report delivered digitally within 24 hours.

All reports are created using Inventory Base software and are securely stored for easy access.

Who It's For

Landlords: Gain evidence for deposit deductions and protect your property.

Letting agents: Support fair negotiations with clear, independent documentation.

Tenants: Ensure a transparent, accurate record of how the property was left.

Whether you're managing one flat or large portfolio, The Farewell helps close each tenancy with confidence.

Why It Matters

A well-executed check-out protects everyone involved. It ensures:

  • Deposit deductions are backed by photographic evidence.

  • Disputes are minimised and resolved more easily.

  • Everyone understands what has changed - and why.

  • Compliance with tenancy deposit schemes and best practice.

It's one of the most important steps in the rental lifecycle - and one worth getting right.

When to Book

We recommend booking your check-out 2-4 weeks before the tenancy ends, with the inspection scheduled for the tenant's move-out date or once the property is fully vacated.

Let us know whether the original inventory was completed by us or another party - we'll adapt accordingly.
